There is no ideal time to sell. and no real wrong time. Apart from don’t list in December !
List when it is right for you.
Forget all this kids back to school and the market will boom and the lure of being in by Christmas hmmm honestly very unlikely.

THE “PERFECT TIME TO SELL” IS MOSTLY A MYTH.
There are seasonal patterns in the property market, but there is no single best month to sell every home.
Spring and early autumn can bring more buyers to the market, while December is typically quieter. But buyer demand, competition, pricing, mortgage rates and—most importantly—your own circumstances matter far more than a calendar date.
So when you hear:
“Wait until the children go back to school…”
“The autumn market will suddenly take off…”
“List now and you’ll definitely be moved by Christmas…”
Take it with a pinch of salt.
A sale agreed in September or October does not guarantee completion before Christmas. Property transactions frequently take several months, particularly where there is a chain.
Sell when the timing is right for you.
Then concentrate on the things you can control:
Accurate pricing.
Strong presentation.
Effective marketing.
And an agent prepared to give you a realistic view of the market.
