Selling Your Home - The Estate Agents Blame Game

THE ESTATE AGENTS’ BLAME GAME…
Some agents simply have more stock than they can properly handle.
They can’t say no to another instruction.
They cut the fee.
They lock sellers into long contracts.
Then add another home to a register already full of unsold property.
The problem is simple:
Too many houses. Not enough time. No focus.
So the service becomes:
List it.
Put it on Rightmove.
Hope.
Ask for a reduction.
An offer comes in? Get it agreed quickly rather than negotiate every last pound for the seller.
Then celebrate SALE AGREED online before the difficult part has even started.
And post-sale?
Not enough time.
Not enough experienced people.
Not enough transaction management.
So the blame starts.
Solicitors / Conveyers
Surveyors.
Mortgage lenders.
Local authorities.
Everyone except the agent who probably isn’t asking the right questions and importantly in the correct manner.
That might explain the problem. It doesn’t solve it.
Estate agency has become too obsessed with saying YES.
Yes to another listing.
Yes to another cheap fee.
Yes to another instruction they don’t have the capacity to service properly.
Pay peanuts. You know the rest.
I work differently.
I take a maximum of 10–12 live listings.
That gives me time to:
Design the campaign.
Drive the marketing.
Conduct the viewings myself.
Negotiate properly. Fighting for every pound for my seller.
Then actively manage the transaction through to completion.
With transparency, honesty and accountability.
Old fashioned?
Maybe.
But it’s estate agency done properly.
